Roof repair in Central Florida

Find the cause.
Fix what needs
fixing.

A stain on the ceiling shows where the water appeared, not always where it got in.

We inspect the roof, explain what we find in plain language, and recommend a repair only when a repair is the right answer. Our roofing work is backed by Florida roofing contractor license CCC1330459, and McGinnis Builders has served Central Florida for more than 35 years.

If the roof is near the end of its life, we say so and show you the options, including replacement with shingles or metal.

Common roof repairs

What we look at.

Roof leaks

We trace a leak back to its source, which is often flashing, a roof penetration, a valley or a damaged shingle rather than the spot where the stain shows.

Storm and wind damage

Missing, lifted or torn shingles, damaged ridge caps and debris impact. We document what we find and give you a written estimate.

Flashing and penetrations

Flashing around vents, chimneys, skylights and wall transitions is a common place for water to get in, and a common place for a targeted fix.

Signs your roof needs attention

Catch it
before it spreads.

Small problems on a roof get more expensive the longer water has a way in. If you notice any of these, it is worth a look.

  • Water stains or drips on ceilings or walls
  • Missing, cracked, curling or lifted shingles
  • Shingle granules collecting in gutters or downspouts
  • Daylight or damp insulation in the attic
  • Damage after a storm or high winds
  • Flashing that looks lifted, rusted or sealed with old caulk

Repair or replace?

An honest
answer, with
the reasons.

The right call depends on the roof, not on what is easiest to sell.

A repair often makes sense when the damage is limited to one area, the rest of the roof is in good condition, and the cause is clear. A replacement deserves a serious look when leaks keep returning, wear is widespread, or damage touches many parts of the roof.

Either way, you get the reasons and a written estimate. If replacement is the better answer, see our roofing services, or compare metal roofing with shingles.

How much does a roof repair cost?

It depends on what is wrong, where it is, the pitch and materials of the roof, and how much of the roof is affected. We give you a written estimate for the repair before work begins, so you know the scope and price up front.

How do I know if I need a repair or a new roof?

Age, condition, how many areas are affected, and whether leaks keep coming back all matter. One damaged area on an otherwise sound roof is often a repair. Widespread wear is usually a conversation about replacement. We inspect, explain what we see, and recommend a replacement only if it makes sense.

My roof is leaking right now. What should I do?

Stay off the roof, move belongings away from the drip, and take photos of the damage with the date. Then call us at 352-245-5651 and, if the damage came from a storm, contact your insurer. We will explain what we see and give you a written plan.

Can you help with storm or wind damage?

Yes. We can inspect the roof, explain the damage, and give you a written estimate for the work that is needed, so you can share it with your insurer. Your claim and coverage are between you and your insurance company.

Will a repair match the rest of my roof?

Often not exactly. Shingles weather and fade, and manufacturers change colors and products over time, so a repaired section can look slightly different from an older roof. We tell you what to expect before we start.

Do I need a permit for a roof repair?

Permit rules for roof work vary by city and county and by the size of the job. Re-roofing in Florida generally requires a permit. We explain what applies to your address when we give you the estimate.

Let’s build something lasting.

A better roof. A home of your own. A conversation is the first step.
